and managed by three attorneys with extensive expertise and
substantial experience in all areas of residential and commercial
real estate transactions, including conveyancing, real estate
based lending, title insurance underwriting, construction
loan transactions, real estate due diligence, leasing and
complex land use issues.

, a Principal and Senior Title Attorney, has extensive experience in real estate conveyancing,
real estate based lending, land use issues, and title insurance
underwriting.
Mr. St. Sauveur assists clients in a broad range of real
estate related matters including zoning matters, subdivision
issues, condominium law, construction lending and quiet title
actions. He has practiced in the area of foreclosure law,
and has advised financial institutions regarding complex
real estate based loans, loan restructurings and workouts.
Mr. St. Sauveur is admitted to practice in Rhode Island, Massachusetts,
and the United States District Court of Rhode Island. He is
a member of the American College of Mortgage Attorneys. Mr.
St. Sauveur received his J.D. from American University in
Washington, D.C., his M.A. in Middle Eastern and Arabic Studies
from New York University and his B.A. from Wesleyan University. |

, a Principal and Senior Title Attorney at Pilgrim Title, has extensive experience in title insurance underwriting, condominium law, real estate conveyancing, leasing, land use and development law. Mr. Belliveau has also served as corporate counsel to both national and state chartered title insurance companies, providing counsel in regulatory and corporate matters.
Prior to establishing Pilgrim Title, Mr. Belliveau practiced as a commercial real estate attorney at a major Providence law firm. He also has a background in real estate investment and development, having been a project manager and principal of a Boston based real estate development company.
Mr. Belliveau is admitted to practice in Rhode Island and Massachusetts and the United States District Court of Rhode Island and is a member of the Rhode Island Bar Association’s Committee on Title Standards. Mr. Belliveau received his J.D. from Suffolk University and his B.S. from Boston College. |

, a Principal and Senior Title Attorney, has more than 20 years experience in the title industry. Prior to joining Pilgrim Title, Mr. Montalbano was the Rhode Island State Manager for First American Title Insurance Company. In that capacity he managed the branch’s agency relations, sales, and marketing departments and direct commercial real estate operations. He was also responsible for the branch’s legal department and all title underwriting decisions.
Mr. Montalbano has underwritten and closed many of Rhode Island’s largest and most complex real estate transactions. In addition, he regularly assists attorneys throughout the State, advising them on complex real estate issues, including condominium, subdivision and zoning law and land use issues and development. He also has extensive experience in title clearing matters and many aspects of real estate related litigation.
A frequent lecturer, Mr. Montalbano is president of the Rhode Island Conveyancers Association and a past member of the North Kingstown, Rhode Island Zoning Board. Mr. Montalbano earned his B.A. from Providence College and J.D. from Suffolk University. He is admitted to practice in Rhode Island and Massachusetts. |

Title Attorney and Residential Closing Manager, received his
J.D. from Roger Williams University and his B.A. from the
University of Rhode Island. Mr. Blasbalg has extensive experience
in representing financial institutions in connection with
real estate matters. Mr. Blasbalg represents buyers and sellers
of real estate in connection with residential transactions
and assists as title counsel in connection with complex commercial
real estate transactions.
Mr. Blasbalg served as a legal intern to the Hon. Bruce M.
Selya of the United States Court of Appeals for the First
Circuit. Mr. Blasbalg also served as the Articles Editor of
the Roger Williams University Law Review. Mr. Blasbalg is
admitted to practice in Rhode Island and Massachusetts. |

Prior to joining Pilgrim Title, Mr. Dias worked for a nationwide title insurance company working in the capacity as Regional Counsel and Senior Title Underwriter.
Mr. Dias is admitted to practice in Rhode Island, Massachusetts and Connecticut. He holds non-resident title agent licenses in Pennsylvania and Florida and is a member of the Rhode Island Bar Association’s Committee on Title Standards. Mr. Dias received his J.D. from Vermont Law School and received his B.A. from University of Rhode Island. |

is the Controller at Pilgrim Title. She has
over 20 years of experience in the area of general office
management. She is responsible for managing Pilgrim Title’s
day-to-day disbursements from escrow, responding to post-disbursement
inquiries and managing general bookkeeping and financial matters.
Ms. Kasten is also the supervisor of personnel. Ms. Kasten
earned her B.A. in Mathematics from Alfred University, Alfred,
NY. |

, Vice President of Customer Relations, received his BA in History from Providence College (1994). Ted is a seasoned marketing professional with over 12 years of success in customer service, relationship development and sales. Ted is responsible for relationship development with lenders, realtors, developers and other real estate professionals throughout the Southern New England real estate market. He regularly conducts new homebuyer seminars, attends trade shows on behalf of the Company, and organizes networking events.
Ted is a member of the Rhode Island Mortgage Brokers Association and a graduate of RIMBA Loan University. He is also an Affiliate Member of the Kent Washington Board of Realtors and Rhode Island Association of Realtors. |
