At Pilgrim Title, we regularly serve as special title counsel to other commercial real estate attorneys on complex real estate transactions throughout Rhode Island and Massachusetts. We assist attorneys for the seller, buyer and the lender. We frequently work as a member of the project development team… …together with developers, engineers, surveyors, contractors, commercial lending attorneys and transactional attorneys. We assist during the due diligence phase of the transaction, performing title searches on complicated titles, analyzing title abstracts, resolving complex title problems and underwriting the title insurance from commitment to final policy.

Our attorneys have practiced on all sides of complicated transactions, and therefore we know what our customers expect from effective title counsel. At Pilgrim Title, we anticipate our customers needs and provide accurate title search services in a timely manner, with a sensitivity to due diligence deadlines. Our title reports and commitments are thorough and understandable. We issue title policies as agents for all of the major title underwriters, and we have an uncommon expertise concerning special endorsement coverages for lenders and owners.

In addition to expert title services, we offer assistance on permitting, zoning and subdivision matters. We provide assistance with respect to the intricacies of condominium law and condominium developments and we offer pre-foreclosure title services. We also work with trial attorneys on real estate related litigation, including adverse possession matters, quiet title actions, condemnations, foreclosing rights of redemption, boundary disputes and easement issues. We often serve as local counsel to out of state attorneys involved in transactions in Rhode Island and Massachusetts.

Importantly, Pilgrim Title is a trusted escrow agent. We act as escrow agent, holding transactional documents and funds in escrow until closing. As closing and settlement agent we prepare the settlement statement, execute the final recordation of transactional documents and disburse funds.
